The untidy House.

Take a good, objective look at the condition of your home. Is the paint and wood trim fresh? Is the carpet clean? Are your windows sparkling? Are tiles chipped and in need of repair? Does the front of the house look   inviting and attractive?   Clean, well-kept homes with an updated appearance always have an advantage, and a little decorating appeal can go a long way. Be sure you have no clutter.  Potential buyers don't want to see your "messiness." They need to envision themselves living in the home. Consider that new home builders spend fortunes  “marketing” model homes that are picture-perfect with attractive wallpaper, carpet, furniture and accessories for a reason.  They create a mood that makes the potential buyer fall in love. Would-be buyers, after all, are looking for a “lifestyle” as well as shelter.  You don’t have to buy new furniture to create charm, but you can get rid of clutter, freshen up paint and carpet, make the most of window coverings, and add a few key accessories in order to send out welcoming signals. You want to deliver the message that life will be the perfect in your house.

 Poor maintenance. 

In keeping with the picture perfect house message, consider that the buyers are probably going to be happiest moving into their new home (i.e. your house) that is in perfect or near-perfect condition. If they have to repair everything from the roof to the entire kitchen, this may give them pause about buying your house. At the least, it may lower the value of the home in the prospective buyer’s mind.  For best results, make sure any work on the home and the landscaping is done ahead of time. A picture perfect home is going to attract the highest price. 

Exclusions.

Make a list of your exclusions and be sure the buyer knows they are excluded.  The list might consist of a light fixture, a washer and dryer, or plants in the yard.  This can be a cause of contention just at a critical point in the sale. To avoid any problems, be sure to specify any special sales considerations or exclusions.  Generally, anything permanently attached to the house stays with the home after the sale. 

The Listing Agreement.

Be sure to read carefully every page of the listing agreement. There are several companies which have you sign a form that if you do not use them to buy your next home, you are charged a fee for that.   Know fees, realtor commissions and the term of the listing agreement.  Understand the types of agency agreements when you sign with a realtor.  The realtor should explain the differences between exclusive and general agencies.  Understand exactly what the realtor’s fee percentage is and get it in writing. You may want to get several written quotes on fees before you select a realtor.  Discuss details such as when you want the realtor to hold open houses. Your sales endeavor is likely to go the smoothest when all parties have a clear understanding of what is expected and nothing is left to question.
