Real Estate can be the most
honorable and fulfilling of all vocations, and in our opinion, may be the most useful in
itself, rendering you most contented and independent in your affairs, if you approach it
with knowledge, being well acquainted with both principals and practice. If you acquire
excellent real estate you will gain more general esteem than most and will be able to lead
a rewarding life.
FIRST TIME BUYERS
First Time Buyers need tremendous attention and care from
Arrows
Real Estate so that they do not make a mistake in location, location, location or in
the mortgage process. All first time buyers wonder, "What in the world am I
doing?" from their first sweep through a neighborhood driving by houses on down to
the signing of the closing documents. Some first time buyers do excellent research on
their own before they take the first step while some just plunge right in, leaning on the
Realtor® and Arrows Real Estate throughout the entire process.
The veteran Realtors® mostly avoid first time buyers because usually
the price range is lower than that of experienced buyers. However, with the entrenched
wealth in this country these days, there are first time buyers acquiring real estate in
the "trendiest" neighborhoods. So, all you first time buyers need help whatever your price range happens to be. But then again, buying real estate
requires help. That is why there are so many professionals connected to the real estate
industry. That is why Arrows Real Estate is here for you.
Your MortgageThis topic covers your Mortgage, which
means you now have a mortgage.
Tax
deductions...
Consult your
accountant. One of the joys of a mortgage is deducting part of it on your
income tax. Look at your amortization schedule:

(amortization schedule)
As the percentage ratio becomes less attractive on your income
tax, those with a mortgage will eventually be aware that they are free and they are brave
and they will contact their employees about improving the tax advantages. (Note: your
employees are the men and women who work for you as your representatives in Washington DC.) See Links for this:

Traits
of the type of person
who is a dishonest politician and should
not serve as an elected official of the people of the United
States:
- He/she
is deficient in honesty. Sad and sickening stories will be
related to this person.
- As
a politician, discerning people of all political parties find
that this person has but one principle – to get power by any
means, and to keep it by all means.
- This
person is of an ambition too irregular and inordinate to be
content with institutions that leave his power precarious,
he/she is of too bold and sanguine a temper to think anything
too hazardous to be attempted, or too difficult to be
accomplished.
- As
to talents, they are great for management and intrigue – but
this person is yet to give the first proofs that they are
equal to the act of governing well.
- As
to this person’s theory, no one can tell what it is.
Institutions that would serve this person’s own
purpose (such as the government of another country, lobbyists,
special interest groups, factions, and the like), not such as
would promise lasting prosperity and glory to our country,
would be this person’s preference, because this person cares
only for himself and the groups which control this person.
- It
is certain that this person’s irregular ambition cannot be
supported by good men (few though they may be), and this
person will court and employ the worst people of all parties
as the most eligible instruments.
His/her actions will scourge the country.
- As
to foreign politics, war will be a necessary means of power
and wealth. The
animosity of another country will be the handle by which this
person will attempt (and usually succeed) to wield the nation
to that point. Within this person’s term of office, he/she will
advocate positions that, if acted upon, would in a matter of
months place this country in yet another state of war with
that power and thus further increase the national debt (which
leads to struggles and to war) and bring the United States to
ruin and bankruptcy. Then, they try to put forth the plan that
any disagreement with the government is a form of disloyalty
or perhaps treason (as with totalitarian systems), thus
disallowing freedom for the individual citizen. This is their
attempt to scare the voters.
- Wars
are fought for the expectation of gain, or even for personal
glory or revenge or ambition.
- To
win votes, they promise the voters an exemption from the
imperfections, weaknesses and evils incident to society in
every shape, not of which a word do they intend to follow
through.
- Most
politicians are not to be trusted with power because they are
selfish, passionate, full of whims, caprices and prejudices
and their own immediate interests, especially of taking money
from special interest groups, thus increasing their own
wealth.
Should all politicians be of this
type, we should see no longer any thing upon which to rest the
hope of public or private prosperity. |
Prepayment of your mortgage
Every time you prepay a months mortgage payment;
you deduct
principal off the bottom of your amortization schedule, which means saving big bucks in
the long run.
Do this if your cash flow has improved.
If not, dont worry about it.
PMI
This is private mortgage insurance. Dont tell me you have
PMI.
Groan. Well, if you do, if means that when you bought the property, you put down less than
a certain percent on the sales price of the property. If you can, pay this off as soon as
possible. It will save you a few dollars every month.
